Using ValuerDekho
Is ValuerDekho free?
Yes for property owners. Valuers pay a listing or lead fee. You pay the valuer you choose at their quoted fee; we do not mark it up.
How do you choose which valuers to show me?
By purpose (who must sign), city (who inspects there), and verification status. We send two or three quotes, not a broadcast.
Do you share my details with everyone?
No. Only the valuers you shortlist receive your details.
Can I list my valuation firm?
Yes; see the For valuers page. Verification requires your registration certificate, Form 169 acknowledgement (for former 34AB holders), a sample report and GST details.
Registration and acceptance
What is a government approved valuer?
A valuer registered with the Income-tax Department under Section 514 of the Income-tax Act 2025 (formerly Section 34AB of the Wealth-tax Act). IBBI Registered Valuers are registered under the Companies Act and are required for company and insolvency matters.
Do embassies require a registered valuer?
They expect a report from a professional the Indian government recognises; a registered valuer meets that. Reports signed by unregistered engineers are the ones most often queried.
Will the assessing officer accept my report?
If it is in Form 170 format from a Section 514 registered valuer, with inspection evidence and dated comparables. Uninspected reports are routinely disregarded.
How do I verify a valuer?
Ask for the registration certificate and Form 169 acknowledgement; search IBBI registrations on ibbi.gov.in; verify CA UDINs on the ICAI portal. See the verification guide.
Fees and time
How much does a valuation cost?
For a residential property: visa and immigration ₹6,000–₹10,000; capital gains and FMV 2001 ₹10,000–₹20,000; bank loan from ₹10,000; court and litigation ₹12,000–₹30,000. Every figure is the professional fee before tax, and 18% GST is added on top. Commercial premises, industrial units and land are quoted roughly 1.5 to 2 times these bands.
How long does it take?
Visa reports 24–72 hours from documents; inspected reports two to seven working days; courier abroad three to nine days.
Is GST charged?
Yes, 18% where the valuer is GST-registered; quotes state whether they are inclusive.
NRIs and remote valuation
Can I get a valuation without visiting India?
Yes. Documents on WhatsApp, inspection access through a relative or tenant, draft review by email, signed PDF and courier of the original.
Do I need a power of attorney?
Not for a valuation. You need one only if someone signs a sale deed or agreement for you.
Can the report show value in my currency?
Yes. Dual-currency reports state INR and the equivalent in USD, CAD, GBP, AUD, EUR, NZD, AED or SGD at the RBI reference rate on the report date.
How do I pay from abroad?
International card, PayPal or Wise to the valuer, or UPI through a relative. A GST invoice is issued.
