Maharashtra (Mumbai, Navi Mumbai and Thane)

Property valuers in Mumbai

Mumbai property valuers issue registered-valuer reports for visa and immigration files, capital gains on sale, fair market value as on 1 April 2001, redevelopment, bank loans and family partition across Mumbai city and suburbs, Navi Mumbai and Thane. A visa valuation of a Mumbai flat costs ₹10,000–₹18,000 and is delivered within 24–72 hours; capital gains reports follow the Rule 248 ceiling (₹11,250 for a ₹1 crore flat) and take three to five working days including inspection. Maharashtra's stamp-duty benchmark is the ready reckoner rate published by the IGR each April; for FY 2026-27 the rates were kept unchanged, so the gap between reckoner and market value varies sharply between old society buildings and new towers.

What is specific to Mumbai

  • Ready reckoner (Annual Statement of Rates) values for FY 2026-27 were frozen at FY 2025-26 levels after the March 2026 announcement; localities near Metro Line 3, the Coastal Road and Navi Mumbai airport had the largest increases in the previous revision.
  • Stamp duty in Mumbai is 6% for men (5% plus 1% metro cess) and 5% for women, with a 1% registration fee capped at ₹30,000.
  • Co-operative society flats are valued on carpet area; the report cites the society share certificate, occupation certificate and, for pre-1990 buildings, redevelopment status, which affects value materially.
  • Pagdi (tenanted) premises, SRA flats with lock-in periods and MHADA flats carry transfer restrictions that valuers must state; embassies and assessing officers read these notes.
  • Navi Mumbai (CIDCO) and Thane use the same IGR reckoner but different zone rates; valuers registered in Maharashtra cover the whole MMR.

Mumbai valuation FAQ

How much does a property valuation cost in Mumbai?

Visa valuation ₹10,000–₹18,000; capital gains and FMV 2001 reports ₹10,000–₹20,000, plus 18% GST; bank-loan reports ₹10,000–₹15,000. Navi Mumbai and Thane are similar.

Which valuers are government approved in Mumbai?

Valuers registered under Section 514 of the Income-tax Act 2025 (former Section 34AB) and IBBI Registered Valuers in the Land & Building class. Many are also on bank panels and Chartered Engineers. Registration type and number appear on every ValuerDekho profile.

Is the ready reckoner rate the market value in Mumbai?

No. Reckoner rates are the stamp-duty minimum. In many suburbs market values exceed them; in some older buildings they fall below. The valuer estimates market value from transactions and states the reckoner value for Section 78 comparison.

Can I get a Mumbai flat valued from abroad?

Yes. Share the agreement, society share certificate and OC on WhatsApp, arrange access through the society or a relative for inspection, review the draft and receive the signed report; originals are couriered abroad.

Do valuers need the occupation certificate?

It is not mandatory for a valuation, but its absence is noted and lowers value and lender appetite; valuers work from the approved plan and BMC tax records if the OC is missing.

How long does a Mumbai valuation take?

24–72 hours for visa reports from documents; two to five working days for inspected capital gains and bank reports.
