A property valuation report (often called a valuation certificate) is a registered valuer's signed opinion of a property's market value on a stated date, with the method, comparables and photographs that support it. Owners commission one before selling, buyers before negotiating, families before partition, and companies for books and audits. Fees run ₹10,000–₹20,000 depending on property type and value, and reports take two to five working days including inspection.
- Who signs
- A registered valuer (Section 514, formerly Section 34AB) for reports that may later be used with tax authorities; an IBBI Registered Valuer for company books and Companies Act purposes; a Chartered Engineer for technical and insurance reports.
- Typical fee
- ₹10,000 – ₹18,000. Plus 18% GST. Residential flats and plots at the lower end; commercial, industrial and large land parcels quoted on value.

- 2–5 working days
- Inspection
- Recommended for all reports; mandatory where the report may be filed with a tax authority, court or lender.
- Validity
- The opinion is as of the valuation date; most users treat it as current for 3–6 months.

How is a valuation report different from an online estimate?
Portal estimates are algorithmic ranges from listing prices and are not signed. A valuation report is a professional opinion with legal standing, issued after inspection by a registered valuer.
How much does a property valuation cost in India?
₹10,000–₹20,000 for most residential and small commercial properties; income-tax purpose reports follow the Rule 248 scale with a ₹5,000 minimum.
Which valuation methods are used?
Sales comparison (flats and plots), land-and-building (independent houses), income capitalisation (let-out commercial), and depreciated replacement cost (special-use or thin markets). Good reports state why a method was chosen.
